      <title>Mandarin Oriental Hotel</title>

      <description>Four&#45;alarm fire strikes Mandarin Oriental Hotel.

Just four months away from the grand opening of the prestigious Mandarin Oriental, Boston, a $250 million luxury condominium and hotel complex, disaster struck.

A fire swept through the Mandarin&#39;s spa and fitness center in the early morning hours of March 10, damaging custom made carpets, cabinets, stonework, floors, walls, framing, and ceilings. The fitness center&#39;s three rooms and about a dozen hotel rooms on the fourth and fifth floors sustained extensive smoke damage. The retail arcade below the fitness center suffered water damage.


Total cost of damage: $50 million
 Anticipated delay to opening: 3 to 5 months


Seeing beyond the obvious.

The call for help came from the restoration company that works with the project&#39;s contractors, Suffolk Construction. Able responded immediately. Our Project Manager&#39;s initial assessment identified smoke damage from the fourth to fourteenth floor and water damage from the fourth floor down to the ground level. Less visible was the smoke that had infiltrated the heating and air conditioning ducts running through 150 hotel rooms, 25 rental apartments, and 50 condominiums.

Able&#39;s course of action.

Our state&#45;of&#45;the&#45;art fleet and skilled technicians were onsite within one hour. Two critical aspects of the cleanup had to be dealt with immediately and therefore simultaneously:


The 30,000 square foot fourth floor needed to be gutted and ice blasted to remove any charred debris from floor decking
Ridding the water in the retail arcade below required specialized desiccant trailers for high&#45;speed and interior drying–all powered by our own 70kw generator.


Two shifts. 24 hours a day. On&#45;time completion.
 
Cleaning out all the air ducts was our greatest challenge given our completion date. Our team rose to the challenge working in shifts around the clock for 8 weeks.

The Mandarin Oriental is currently scheduled to open late summer/early fall. Able is proud of the part we played in restoring her intended grandeur.</description>

      <title>Knollsbrook Condominiums</title>

      <description>Four&#45;alarm blaze at Knollsbrook Condominiums started at the hands of kids.

Young kids playing with matches, dry conditions and high winds combined to create a voracious blaze that quickly spread into the nearby Knollsbrook complex engulfing a carport in flames. Ruptured gas tanks and propane bottles set off multiple explosions. One unit was completely destroyed; others suffered extensive smoke and water damage requiring the evacuation of the building’s residents.

Total cost of damage: $1 million.

Able’s rapid response secures scene.

As the preferred restoration company for the agent, Able’s fleet was mobilized and on site in less than 30 minutes. The tenants were safe, but the property suffered severe damage.

The last fire unit left the scene at 11:30 pm. Within minutes our team was securing the premises–boarding up broken windows, picking up debris and installing a temporary fence to ensure the area was contained.

Bringing order to chaos.

Once the property was secured, our Project Manager assessed the situation and immediately prioritized the plan of action.

• The property needed to be cleared of debris and the collapsed and damaged carports removed. So we brought in a bulldozer to handle this aspect of the property clean up.

• The fire&#45;damaged building had no power, so our crew dug a trench that ran from the other side of the complex up to the front of the building. They then built temporary power boxes to restore power, so tenants in undamaged units could remain in their homes while Able technicians cleaned and deodorized their units.

• Units in the immediate area of the fire suffered smoke and water damage. Able technicians cleaned floors and ceilings removing smoke and soot residue. Specialized desiccant trailers were mobilized and used for high&#45;speed drying.

Rebuilding units and lives.

The building that succumbed to heat damage is getting a new roof. Damaged units are being restored and in some cases, rebuilt. And new carports are going up.

From cleanup to rebuild, Able was there for the agent and tenants of Knollsbrook Condominiums.</description>

Most residents were on their way to bed when a fast moving fire leapt from a 2nd floor balcony to the 3rd and 4th floors and right through to the attic and roof. &quot;Ceilings collapsed — even parts of the roof. At one point we had to take the firefighters out of the building, we were concerned about their safety,&quot; said Quincy Fire Chief Tim Pettinelli.

All together, 56 units were destroyed; dozens of residents were displaced — many losing all their personal possessions.


Loss of monthly rent revenue: $85,000
Total cost of reconstruction: $2.5 million


One call and the Able team is mobilized. Within hours, a &quot;make safe plan&quot; is underway.

The water damage was significant. Sprinklers went off in all the units — whether they were in the line of the fire or not. It took our team and heavy&#45;duty desiccant dryers eight days — blowing 50,000 cfm of dry air into the building — to dry all the water that had been absorbed by the walls, floors, and ceilings. Another team was then brought in to identify salvageable contents, pack them, clean them, and move everything to temporary storage until the restoration was complete.

Outside, Able crews removed charred debris, secured the property with a temporary fence, implemented gas meter protection, and set up Able&#39;s mobile office. From here, our Project Managers helped relocate displaced tenants, coordinated our team&#39;s efforts, and supervised every phase of the reconstruction process.

Demo plan. Construction plan. Approvals. And permits.

It&#39;s a process that can get bogged down in red tape if you don&#39;t know what you&#39;re doing. Abel&#39;s professional Project Managers know the ins and outs and worked quickly and efficiently to keep the process moving from one phase to another. A demolition plan was developed immediately and presented to city officials for approval, the needs of the architect were prioritized, a local roofing company was contracted for materials, heavy equipment would be needed, so they needed to source companies and schedule delivery to the site. And if all that weren&#39;t enough, a comprehensive timeline was created for the delivery of materials and phases of construction.

78 days from start to finish. 3 days ahead of schedule. And it rained. And rained.

Always expect the unexpected. We did, and like clockwork Hurricane Ophelia blew into town and drenched the area — what we couldn&#39;t have anticipated was 15 days of rain. Either way, we were prepared. We had installed weatherproof membranes on floors outer walls, the roof — any area that was open to the elements.

Construction included:


Shoring walls
Building gable walls in the attic
Installing floor trusses and sub floors
Installing lower and upper roof trusses
Installing roof sheathing and shingles
And finally, siding


On November 16, 2005, the roof was completed — 3 days ahead of schedule. With the holidays right around the corner, this was great news for the tenants of Rosecliff apartments.</description>
